If you’re considering relocating to Boca Raton, finding the right neighborhood can be quite overwhelming, especially if you’re unfamiliar with the area. As someone who has gone through the process of moving to Boca, I understand how important it is to choose a family-friendly neighborhood close to schools, parks, and amenities. In this post, I’m going to go over my top 5 areas in Boca Raton that you should take into particular consideration.
1. St. Andrews
One of my favorite areas, which I like to call the "St. Andrews Corridor," is not the official name, but it’s what I’ve come to refer to as the stretch around St. Andrews Boulevard. Located between Yamato Road and Glades Road, this area offers a variety of well-established neighborhoods such as Colonnade, New Floresta, Timbercreek, and Millpond. These neighborhoods are known for their tree-lined streets, giving you the rare opportunity to live in a shaded and green environment in South Florida.
What makes this area particularly great for families is its walkability. Sidewalks are abundant, making it safe for kids to ride bikes or families to take leisurely strolls. In addition, the tree cover provides ample shade, which will keep you cool from the intense Florida sun. The close proximity to highly rated schools such as Blue Lakes Elementary, Omni Middle, and Spanish River High School makes this area even more desirable for families. Additionally, Pine Crest, a prestigious private school, is located nearby.
While this area offers a lot, it does come with a premium price tag. Homes in the St. Andrews Corridor can range from $980,000 to upwards of $3 million. Most of the neighborhoods here are not gated, with the exception of Les Jardins, which adds a bit more exclusivity.
2. Paradise Palms
If you’re looking for a more affordable option in Central Boca, Paradise Palms could be the perfect fit for you. Known for its affordability, Paradise Palms offers single-family homes at a more accessible price point, making it one of the most budget-friendly neighborhoods in the central Boca region.
Its prime location makes it highly walkable to Boca Town Center Mall, Restaurant Row, and plenty of coffee shops. You’ll still enjoy access to top-rated Central Boca schools without the high price tag that comes with other neighborhoods in the area. Unlike other parts of Boca, Paradise Palms does not have an HOA, so you’ll see a variety of home styles. While many homes here are still in their original condition, the neighborhood is starting to see more homes getting remodeled, which could make it even more appealing in the future. Homes for sale in this neighborhood typically hover around the $750,000 range.
3. Addison Mizner School Zone Block
This next area is what I refer to as the "Addison Mizner School Zone Block," and it includes neighborhoods like Boca Square, Royal Oak Hills, Palm Beach Farms, and Camino Gardens. Located slightly to the east, this area is older, but many of the properties have been renovated and updated over the years. Its appeal largely comes from being zoned for the prestigious Addison Mizner Elementary School.
Families are drawn to this area due to its prime location and proximity to parks, grocery stores, I-95, and the beach. Additionally, the lot sizes in this region tend to be significantly larger than those you’ll find in Central or West Boca. While home prices here can range from $800,000 for properties that require renovations to over $2 million for updated homes with larger lot sizes, the investments are often justified due to the area's desirability.
4. Golden Triangle
If walkability is a must-have for you, then the Golden Triangle neighborhood should be on your radar. Located in the downtown area, it is one of the most walkable places in all of Boca Raton. Whether you love the idea of walking to Mizner Park, the beach, or frequenting restaurants and shops at the Royal Palm Place, this area offers unparalleled access to the city’s best amenities.
Homes in the Golden Triangle are known for their modern luxury, as a large number of the original homes have been torn down and replaced with new, larger, and more contemporary builds. Unfortunately for some, this has pushed home prices up significantly, making it a higher-end neighborhood. Home prices here range from $2 million to over $5.5 million, depending on the size and updates a property has.
The Golden Triangle may not be for everyone, but if you're someone who values downtown living and walkability in a luxury setting, it’s a great option to explore further.
5. Lotus and Lotus Palm
Lastly, for those of you looking for new construction, spare a thought for the Lotus developments. Located further west of Boca, Lotus, Lotus Palm, and the expanding Lotus Edge neighborhood are some of the few newly developed communities in the Boca Raton area. These neighborhoods give you a more modern feel, with sleek, contemporary architectural designs entirely different from the more traditional Addison Mizner aesthetic.
Homes in these developments start around $1.4 million and go up from there based on upgrades and lot sizes. For those looking for a brand-new home with amenities in a gated community, Lotus offers a great opportunity while also placing you within a desirable school district. While this area doesn’t have the walkability of downtown Boca, you do get the benefits of modern housing and a gated, secure community.
That said, if you're drawn to new construction, this is one of the few areas in Boca Raton where you’ll find it. And as the developments in these neighborhoods continue, expect prices to continue to trend upward.
